Alstonville could only muster 86 batting first as leg-spinner Lachlan Cook (4-21) and medium-pacer Lachie Barton (3-6) did the damage for Farrer.
The home team appeared to be on track at 5-77, but lost 4-9 to set up a cracking climax. Lachlan Davidson top-scored with 25, while opener Tom Maloney posted 16.
Farrer coach David Olrich said his side are getting used to leaving it late.
They will now play the winner of the quarter-final between Epping Boys and Whitebridge.
