D and C Projects last week presented plans to the Tamworth Regional Council for a $6.4 million new industrial estate, directly across from what will be the intermodal freight hub.
If approved, the development would include space for 15 industrial units and five warehouse-type businesses.

The former might be fabricators, electrical, plumbing or construction businesses, and the latter might include couriers or wholesale supply businesses, according to the development plans.
"The 'Industrial Close Industry and Warehouse Park' has been designed to provide a centre of modern and well finished small-scale tenantable spaces and secure small warehouse units for businesses," according the project environmental impact statement.
"A place for multiple start up and small to medium sized business to operate from."
D and C Director Craig Drever said the neighbouring Global Gateway Park industrial estate will draw bigger businesses to town.
The company also owns a site in the larger industrial park.
Mr Drever said they were about three weeks away from submitting the park's first DA, a coffee shop.
"It's going to draw bigger businesses to town," he said.
"It opens up options for bigger transport and courier and freight-type businesses. And then you get some businesses in there and then other businesses want to be there so it grows.
"We're also doing a cafe out there at the moment. He wants to capitalise on all those businesses being there as well. It's a bit of a drawcard for other businesses."
If approved, the D and C development would build out the north side of the Goddard Industrial Park, in the Glen Artney industrial precinct.
"It's so close to the airport as well. It's a mid-point between different destinations, between Queensland and NSW. Having the freight option there is definitely a drawcard for these businesses."
The entire site will be accessible to ridged and semi-trailer vehicles.
Main construction work for the restoration of the rail line was completed in September.
Sites are already selling within Tamworth's new Global Gateway Park.
Despite the enormous size of the new industrial suburb, which rivals the Sydney CBD, nearly three quarters of the first stage has already been bought.
Tamworth Mayor Col Murray said it was the biggest industrial boom in the city's history.
If approved, the development would build out the north side of the Goddard Industrial Park, in the Glen Artney industrial precinct.
