WORK is preparing to start on the next stages of a $17.4 million residential development that the developer says is a resounding vote of confidence in Tamworth’s future.

Tamworth Regional Council is assessing an application from Marloelle Pty Ltd to proceed with stages six to 22 of the Windmill Hill Estate subdivision to the city’s north.
Construction of the 580-lot development and associated infrastructure, which is in addition to the 140 lots contained in stages one to five, is likely to be a 10-year project.
The subdivision, located about 3km from Tamworth’s central business district, will include a village green and commercial precinct housing a supermarket, tavern and more.
Marloelle partner Mark Single, of Single Builders, said the concept of Windmill Hill Estate had evolved since the farmland was purchased about 12 years ago.
He said his vision was to create a close-knit community attractive to everyone from energetic young families to retired residents seeking a peaceful existence.
Mr Single, who described the development as the easily the biggest of his career, said he was confident Tamworth could sustain such a large subdivision.
He said that with a number of large mining projects in neighbouring shires set to enter production in the next decade, Tamworth was well-placed to capitalise.
“I just think Tamworth is a stable town that has a lot going for it,” he said. “It’s half-way between Sydney and Brisbane and it’s a good town to live in.
“With all the mining coming online (in the region) over the next five to 10 years, it just puts us in really good stead.
“Miners are on quite good money and the wives will like Tamworth because the coffee shops are here, there’s shopping here and the hospitals and private schools are important.”
Tamworth mayor Col Murray said with local developers behind Windmill Hill Estate, it meant the money generated would remain in Tamworth.
“Most importantly, this provides a very significant bank of land that’s development-ready,” he said.
“It will look good on the city’s portfolio to have this land ready for development.”
Blocks will range from about 700sqm to 800sqm and sell for somewhere in the order of $120,000 each.
Construction of the commercial centre is planned to start in 2017.
