Police were called to the Westdale home about 8.45am on Sunday after reports of a break-and-enter.
Police said the resident discovered someone inside his house before he and his wife and child climbed out a bedroom window.
The man called for help from a neighbour and returned to the property where they allegedly confronted a man leaving the house.
He was restrained by the resident and police called.
The 23-year-old man, who police said was visiting from Moree, was arrested and taken to Tamworth Police Station where he was charged with break, enter and steal.
He has been refused bail to appear in Tamworth Local Court on Monday.
