Blank canvas for independent creatives in Braddon

Braddon's ever-developing inner city vibe has been well documented over the past few years - and it isn't showing any signs of slowing down.

Lonsdale Street is, of course, at the heart of Braddon's shopping and food precinct with exclusive boutiques, neighbouring hip cafes, restaurants and bars.

That buzz ensures quality commercial spaces on the strip continue to focus the attention of canny investors and potential tenants. Both groups will likely want to take a close look at units in the popular NIBU-Palko developments.

Chris Anton of Laing+Simmons says Braddon is the perfect place to start up an independent business "with an edge".

"The area continues to attract a range of professional and creative services along with retailers with unique offerings," Anton says.

"These units at NIBU-Palko are available in a range of sizes that will appeal to many businesses."

There are two street frontage retail units; C16 at 112 square metres and C01 at 147 square metres, while C03 is a rear unit at 115 square metres. C16 and C03 are available for lease or sale.

Four commercial units are available on the first floor and range in size between 163 square metres to 295 square metres. All are available for lease or sale.

"These will make a great addition to an investment portfolio or the ideal location for your business," Antos says.

PRICE GUIDE: $9000 a square metre (sale); $650-$800 a square metre (lease)
