Double Bay's Golden Sheaf pub is on the market in a freehold sale and leaseback deal by the present owner, Bruce Solomon's Solotel, at a time when the area is undergoing a renaissance.

It is a similar deal to the recent $608 million sale of 54 pubs by Woolworths to Charter Hall, where the supermarket chain remained the tenant.

Sales agents at CBRE and JLL said Solotel will have a combined 40-year "triple net lease", with a straight 20-year first term and fixed annual rental growth of 3 per cent.

Solotel owns and/or operates some 17 hotels and 3 restaurants across the eastern seaboard, including a number of restaurants in joint ventures with celebrity chef Matt Moran including Aria Sydney and Brisbane, and Chiswick in Woollahra.

The group recently won the right to extend its tenancy at the Sydney Opera Bar and has been chosen as the preferred operators for a soon to be established new three-level Barangaroo waterfront hospitality complex.

JLL national director John Musca said Double Bay has enjoyed a remarkable resurgence to prominence as a luxury retail, commercial and high-end residential precinct in recent years. "The much-anticipated opening of the 140-room InterContinental Hotel, redevelopment of the Double Bay cinemas and a host  of new fashion outlet and trendy bar launches such as Pellicanos, Casablanca and Mrs Sippy have re-established the area as an investment and business epicentre."

CBRE Hotels director Wayne Bunz said buyers were likely to range from traditional eastern suburbs investors to other high net worth domestic and international buyers looking to nab such a landmark Sydney hotel.

"Another focus will be the opening of the adjoining 5000 square metre Woolworths retail and commercial development, Kiaora, and the additional retail and community development proposed on land adjacent to the Golden Sheaf," Mr Bunz said.

While the Golden Sheaf is being offered as only the freehold property, the pub investment market is one of the busiest.

Recent sales of pubs, including both the building and lease, include the Waterworks Hotel in Botany for $8.25 million to the Lantern Group, and the Northies and Mona Vale pubs, for a combined $57 million, to the Laundy family and Fraser Short consortium.

Ray White's Asia-Pacific hotel director Andrew Jolliffe sold the Tea Gardens Hotel in Bondi Junction for $36 million. Daniel Dragicevich, the director of CBRE Hotels, recently sold the Rose and Crown at Parramatta, for an undisclosed price.
