FIERCE housing demand is driving a property sales boom in the Gwydir shire, which is attracting new players in the local real estate market.

The Gwydir area's fourth real estate agency, Countryside Reality, opened its doors in September, and director Amanda Coddington says it's been a successful two months.
"We cover Bingara, Warialda, I'll go down as far as Barraba and happy to do Inverell as well," she said.
"In the first two months we have had 15 properties go under offer, and we've had a couple more exchanges this week."
Ms Coddington said residential blocks of land are selling extremely fast, with a lot of buyers escaping the big cities for a tree change.
"They're trying to get out of Melbourne, they're trying to get out of Sydney and escape the threat of lockdowns," she said.
"Lockdowns have encouraged a lot of people to rethink how they want their lifestyle."
With demand for housing at record highs and a shortage of rental properties, Ms Coddington said the towns within the Gwydir shire are crying out for investors.

"We've had a number of investors inquiring as well and we would love to get more investors out here, there's not enough investments to go around for people that are renting," she said.
"There is a big spot for someone to fill. The towns need that sort of thing, people are moving to bigger towns and the small towns are losing the employment."
Off the back of Australia's Reserve Bank keeping the nation's cash rate at the record low rate of .01 percent for the twelfth month in a row, all four of the shire's real estate businesses are experiencing record sales.
Gwydir Shire Council recently listed 22 blocks of land for sale.
"In just four weeks 20 of the 22 blocks went under contract," a council spokesperson said.
JA McGregor Livestock and Property's Ann Reardon believes the trend is here to stay, with properties becoming increasingly harder to source.
"The demand for the recently released house blocks in Bingara is an example and certainly points toward a bright future for the shire," she said.
