Emma O'Connor was a neighbour of the Robert Street flats where Ms Luckwell, 22, was found dead in a pool of blood on the night of March 28, 2018, with stab wounds to her neck and back.
She was visibly emotional as she gave evidence on the fourth day of Jesse Leigh Green's judge-alone murder hearing in the NSW Supreme Court.
Mrs O'Connor told the Tamworth court she had ducked out to the shops that night, but noticed something out of place in Ms Luckwell's unit when she returned home.

"It was quite odd that the light was on and the door was open," she said.
"I could see in because it was dark outside and it was light inside.
"I noticed what appeared to be someone lying on the floor."
Mrs O'Connor said instinct took over and she went to the unit, before urgently calling on her husband to confirm what she had seen.
Daniel O'Connor was called to the witness box after his wife on Thursday morning, and told the court he knew something wasn't right as soon as he approached Ms Luckwell's steps. He made the emergency triple zero call.
"When I went to the front door, I could see that Teah was laying on the ground ... so I immediately just thought the worst, that something really bad had happened," he said.
"I actually refused to walk inside because I could tell there was a crime scene and I did not want to be in there."
I immediately just thought the worst, that something really bad had happened.
- Daniel O'Connor
When asked if he could see blood inside the home through the closed screen door, he replied: "100 per cent, yes".
Several other people gave evidence for the Crown throughout the day on Thursday, and some of the first responders to the scene were also called.
Tamworth police officer Constable Rowan Donaldson was patrolling in Tamworth that night three years ago, and said he and his partner rushed to the Robert Street flats as soon as the call came in after 9:30pm.
He gave evidence that they entered the unit and found Ms Luckwell's body, and couldn't find a pulse.
He said he checked the home for other people as more police and ambulance officers quickly arrived, then helped guard the crime scene through the night.
Green is accused of murdering Ms Luckwell inside her home in the early hours of March 28, 2018. He is also facing charges of break and enter; and using an offensive weapon.
The special hearing continues.
