According to Realestates.Report it has the 18th most properties listed for sale in Australia, while it also ranked ninth for most sold on and off market.
These figures have come as no surprise to local real estate agents, who said it is obvious Tamworth is in the middle of a major economic and population growth period.
Principal of Partner Now Property Tamworth, Jacqui Powell, said while there's plenty of dwellings and land to sell, there's even more people who want to buy them.
"We've had the most wonderful last 12 months after going through such a tough time the year before with the drought, it's been very pleasant," she said.
"We are having more enquiries on every property than we've ever had, but also selling a very high percentage of properties before they're going to market."

The thing Ms Powell sees as the biggest positive is that all types of properties are being sold, with prices spanning between $300,000 and $1 million.
She also said while many of the sales have been due to locals moving home, about 50 per cent of buyers are coming from outside the region.
While their reasons for the shift varies, much of it is down to the region's increasing resources.
"We've got as many local buyers as we have out of town buyers, but the out of town buyers - they're relocating because it's safe," she said.
"We've got good employment, we've got great schools and we've got terrific medical [facilities]."
Ms Powell revealed the biggest challenge her business is facing at the moment is finding a house for people who are chasing something at the lower end of the price scale, with properties around the $300,000 mark hard to come by.
