In the summer months it's so dry it's like playing touch footy on "concrete", in the wet season it's so full of water it becomes a home for the ducks and a great place to kayak for the kids.
Now, there's a vision after Tamworth Regional Council voted to adopt the Chaffey Park Masterplan that would see the park cater to a number of different sports.
All it needs now is financial backing, and Manilla Touch Football Association secretary Jessica Taylor is keen to see it all happen after the teams played on bare dirt at the end of last year.
"Most areas would have cancelled games because it was like playing on concrete, the fields were so hard," she said.
"But, it's a really important social event in Manilla and with the drought we have a lot of farmers and its really important that they have that catch-up every week.
"Earlier this year the fields went underwater three times with the rain, we had ducks swimming on the fields and kids kayaking it was that flooded - it took a few weeks to get the mud and debris off."
The plan will see four multi-purpose hard courts installed for basketball and netball, plus upgraded sports fields for soccer, rugby and touch football.
Central to the precinct is an upgraded amenities block with change rooms, a canteen, toilets and a meeting room.
Beautification work would be done to the riverbank along with new barbecue facilities, and upgraded playground, road improvements and more parking.
It will also include on-field watering systems, walking and running tracks, shade sails over the playground and more seating and picnic tables.
TRC councillor and Manilla resident Jim Maxwell said if the council can lock down grant funding it will be a huge win for the community.
"When I first came to Manilla is was the old police paddock for their horses, it had just been overgrown," he said.
"It looks like now they have come up with good compromises to suit everyone and beautify that area down there.

"I think the main thing was to get a plan together that was universally accepted and then go chasing grant funding, a lot of money will be involved with another amenities block put in but the main thing is to have a plan.
"It will be staged, it won't happen overnight."
The plans went through a number of iterations with consultation from the community and local sports clubs. At this stage the council is looking at a three to four year time frame.
