Police allege Adam Lindsey Roy Cobb, 33, met the child at a park on September 5, 2018, before he invited her back to the East Tamworth property.
The pair were not known to each other prior to the alleged incident, police claim.
Cobb is charged with aggravated sexual assault of a victim under the age of 16 and sexual intercourse with a child younger than 14.
In Newcastle Local Court on Thursday, Cobb did not enter pleas to the charges before Magistrate Andrew Eckhold.
He was arrested at Newcastle Police Station on August 8, last Thursday, after an extensive investigation by specialist detectives from the Child Abuse and Sex Crimes Squad.
Cobb was remanded in custody on a number of unrelated charges.
