Nemingha could see its population surge in the coming years, with a substantial subdivision proposed in the village.
Tamworth Regional Council is seeking feedback on a development application lodged by Wayne Chaffey late last year, which proposed a 65-lot residential subdivision in Nemingha.

The land, which will be named Rupari Estate if approved, is bordered by Nundle Road, Back Kootingal Road and Adolphus Drive.
While it could be a boon for housing, concerns were raised in the statement of environmental effects: some portions of land are considered bushfire-prone and there is a need to extend the council’s reticulated water services to the area.
The traffic impact assessment found “once fully developed, the entire development could generate up to 518 additional car trips a day” on Nundle Road, Back Kootingal Road and Adolphus Drive.
The report did not highlight any concerns with regards to safety or efficiency on the roads, but it addressed the perceived bushfire hazard in the area.
“The subject hazardous vegetation is located up-slope from the proposed development area and the proposed parcels benefit from excellent road access and connections to reticulated water,” the report said.
“It is considered that the danger to life or property arising from the development site’s proximity to the perceived hazard is extremely minor.
“By road, the development site is directly accessible to Nundle Road and Back Kootingal Road. Both roads benefit from connections to the New England Highway.
“It is our opinion that the adjacent road network and the New England Highway is more than capable of carrying necessary traffic in the event of a bushfire emergency, including fully loaded firefighting vehicles.”
If it gets the tick from the council, the Rural Fire Service and the Department of Industry, the development could herald a population boom for the village with the addition of 65 households.
According to the Bureau of Statistics, in 2016 Nemingha was home to 666 people.
The development application went on public exhibition on Monday.
The exhibition period will be open until Wednesday, February 6.
