I was initially involved with the owner with discussions with Tamworth Regional Council about this proposed use before I retired.
The logic of this development was that it would provide a stepping stone within the same area for people looking for a lifestyle change from high maintenance to low maintenance living which is happening right across Australia at present particularly with the baby boomer generation. People do not want to sacrifice location just because of age.
With regard to the argument of noise from TRECC , some of the existing homes in the Longyard precinct are closer than this development and if this was a concern why was The Trails Estate in the same area approved.
A development like this furthermore ensures the future viability of the Longyard Golf Course. Golf courses struggle to be viable without value adding them with resorts, lifestyle villages or other services such as restaurants.
This development would have provided an up market opportunity for those people in expensive homes looking for easy care living at the same time as securing the long term viability of the golf course. The decision to reject it is in my view a fatal mistake.
