The 2000 square-metre Brewery Lane block that Kays Wholesales Meats sits on has been sold for $1.5m, while two blocks on Wirraway Street and one block on Showground Road have been sold as a massive 12,500 square-metre package for more than $2.32m.
All the tenants will remain, with only the land swapping hands.
The Wirraway Street sale is believed to be a record low yield for the New England region, which commercial real estate agent Michael Gilbert said was a good indication of a competitive and sought after market.
“Investors in Sydney are increasingly bullish on the whole of the New England area,” Mr Gilbert said.
“Despite this being record low yield, they’re looking for the longer-term growth they expect to see in regional Australia.
“They’re willing to put up with the small yield for future capital growth in the region.
“With the mining boom over, investors see food production as the next big thing in the Australia economy. With a growing population in Asian, they recognise Australia could become a food super power.
“They’re very confidence in the security of the area and expect a lot more growth to come from strong regional centres such as Tamworth and Armidale.”
The Wirraway Street block includes more than 2200 square metres of building and is currently leased by long-term tenant Superior Foods.
Despite a yield of just 5.9 per cent – or an annual income of almost $130,000 – Mr Gilbert said it had 50 inquiries, 20 contract requests and seven bidders.
“It really is a highly sought after market,” Mr Gilbert said.
The Sydney man who bought the lot plans to “lock it away and keep it as an investment”.
“I don’t think he plans on selling it, he loves it,” Mr Gilbert said.
The big sales follows the move by Tamworth Regional Council to rezone a huge parcel of council-owned land in between Westdale and the Glen Artney industrial estate to meet the growing demand.
It’s hoped the 246-hectare site will become an industrial hotspot, particularly given its location next to the railway line along Wallamore Road, which council has been pushing to be used as an intermodal hub.
