THE official start of spring might be a few days away, but Tamworth real estate agents say potential buyers are already taking advantage of the warmer weather.

Senior agents are reporting increased activity in all facets of the market – buyers and sellers, as well as appraisals.
“There’s plenty of buyers, we need more listings to meet the demand,” LJ Hooker principal Richie Thornton said.
“If anyone out there is thinking of selling – now would be the time.
“There is better activity out there in terms of general inquiries and sales.”
Mr Thornton said inquiries had increased “across the board” with interest peaking from the $1 million price range to smaller rural homes in outlying villages.
He said there was also still a large amount of interest in the city’s thriving commercial centre.
“We’ve sold places on the first inspection, one sold in two days – it’s across the board and all the hallmarks of activity that things are starting to pick up and coming out of the winter slumber.
“Since it’s been a bit warmer, you can notice the difference – we’re not out of winter but it seems spring has come a bit early.”
Mr Thornton’s business isn’t the only agency to have reported an early start to spring.
Century 21 Paterson agent Doug Selems said there had been an increase in market appraisals.
“These potential sellers are gauging what their property is worth, as traditionally spring has been a more favourable time to list your property for sale,” he said.
“However, new listings are a little slow at the moment.
“In addition to this, there are some properties on the market still unsold that have been listed for several months.”
Mr Selems said acreage close to Tamworth was still hot property among buyers.
“With the dryer winter experienced and lack of long-term rainfall predicted, this has slowed the buyer confidence somewhat in the rural property market,” he said.
“However the rural properties within close proximity of town and priced right are selling strong where the new owners can make good money from the land and opportunities that exist to add value.
“The residential real estate market for spring will take a little longer to take-off, but with Tamworth being a centre of significant regional growth, buyers will be looking to invest.
“Buyers are very well educated these days, so vendors need to meet the market and have their property priced right.”
